Eligibility
Who counts as “eligible”?
People with a prior application at the Ministry of Housing & Urban Planning, or who already hold a housing land grant and wish to exchange the land for a built home.
What are my options if I’m not eligible?
There are two: buy the land only, at 35 OMR per m² of land, or buy the land with a villa or chalet built on it, from 280 OMR per m² of built area, land included.
Which documents prove eligibility?
Our team will confirm the required documents when they contact you after you register your interest.
Pricing & payment
How is the price calculated for eligible applicants?
At 230 OMR per m² of built area, regardless of the plot size. Example: a villa with 250 m² of built area = 57,500 OMR.
How is land with a villa or chalet priced?
The price is all-in, land included, and calculated on the built area: from 280 OMR per m². Example: 350 m² of built area × 280 = 98,000 OMR.
What does the build price include?
Includes: Design, Construction, Finishing, Air conditioning, Kitchen. Not included: Furniture.
Are the prices shown final?
All prices and estimates shown are estimates; the final price is confirmed by EJAAD.
Are payment plans available?
Our team will confirm the payment details when they contact you.
Plots & the map
How many plots are there?
The plan includes 343 residential plots across a total area of about 454,000 m².
What do the colours on the map mean?
Green: available, amber: reserved, red: sold, and muted grey: not offered for sale yet (contact us to hear when they are released). Areas with a dashed outline are non-residential, such as the masjid, shops and green spaces. Sold and not-for-sale plots can’t be requested.
Can I register interest in a reserved plot?
Yes — register your interest and we’ll let you know if the plot becomes available.
Building & design
Can I choose my own home design?
Yes. Owners are free to choose a design that suits their needs and taste, subject to a few facade guidelines — such as colour tones and window designs — in keeping with the overall identity of the plan.
What can non-eligible buyers build?
A villa or chalet, under the permit and requirements approved by the Ministry of Housing & Urban Planning and to the approved design and specifications.
After you register
What happens after I register my interest?
You receive a reference number; the EJAAD team reviews your request and contacts you by your preferred method to confirm the details and final price.
